What it is, Why it’s Important, and How it Shapes Sydney’s Development

With the New South Wales government predicting Sydney’s population to reach over 10 million by 2041, a response to urban growth and density is more important than ever.

Introduced in December 2023, the New South Wales Government’s Transport-Oriented Development (TOD) State Environmental Planning Policy (SEPP) aims to transform multiple Sydney areas by connecting major transport hubs with residential and commercial development. The effect of the policy has already commenced in areas such as Bankstown, Bella Vista, Crows Nest, Homebush, Hornsby, Kellyville, and Macquarie Park.

In this webinar, Matthews Folbigg Lawyers’ Principal Lawyer, Keli Law and Senior Associate, Gigi Au, will break down what the TOD SEPP is all about, how it could potentially impact the future of development in Sydney, and why it matters to everyone – whether you are a developer, a resident, or simply interested in how Sydney is evolving.

    She regularly appears in a variety of jurisdictions including the NSW Land and Environment Court and has a thorough knowledge of Class 1, 4 and 5 matters. Keli also appears personally in defended Local Court prosecutions.



    Gigi Au  |  Senior Associate at Matthews Folbigg Lawyers

    Gigi is a solicitor-advocate in the Dispute Resolution, Environmental, Planning, and Local Government Group. She provides expert advice to Local Councils on complex issues related to planning, environmental law, tendering, privacy, governance, and probity under various Acts. Gigi advises on the validity of statutory notices and orders under laws like the Protection of the Environment Operations Act 1997, Environmental Planning and Assessment Act 1979, and Local Government Act 1993, and assists in drafting them. She also guides Councils on enforcement and prosecution options in both the Local and Land and Environment Courts and explores alternative resolutions. Her expertise extends to GIPA, PPIPA, and HRIPA issues. Gigi regularly advocates for Councils in NCAT review proceedings.

    Gigi handles matters in various classes of the NSW Land and Environment Court, including directions hearings, motions, and costs applications, and prepares cases for hearing, including witness statements and submissions. Gigi also handles Local Court prosecutions and has extensive experience in debt recovery, commercial, and insurance litigation across all jurisdictions. Additionally, she appears in the Local, District, and Supreme Courts and is skilled in alternative dispute resolution, including mediation.
